A rare opportunity to purchase three waterfront commercial titles individually or in one line has become available within the Sunshine Coast’s tightly held industrial Warana precinct.

Priced from $470,000 and zoned medium industrial, the three conjoining units at 38 Technology Park, Warana are within a concrete tilt-slab building providing a combined internal floor area of 757sqm.

Luxe Commercial managing director Chris Sales says such high quality space in close proximity to major arterial roads and the heart of the Sunshine Coast were scarce.

“Commercial conditions on the Sunshine Coast are such that properties in prime positions, in near new condition, are sought after by businesses wanting to take the next step, expand or move from being a tenant to owner occupier,” Chris Sales says.

“Our market has shown consistent growth since winter and with the low interest rates, strong business sentiment and lack of quality stock demand is strengthening and properties such as this are not hanging around for very long.”

All units include a warehouse/workshop and modern office space.

Unit 1 measures 232sqm, fronts Technology Drive, with large glazed areas providing southerly views over a landscaped garden. Its current configuration has a ground level showroom, a warehouse/workshop and a mezzanine office area.

Unit 2, the middle unit, is 214sqm in total has a split-level office and adjoining high clearance warehouse accessed via roller door.

Unit 3, totalling 311sqm, is at the rear of the complex, with exceptional water views to the north from the mezzanine office space. There is a lockable storage area and open-plan high clearance warehouse facility accessed via a roller door.

Technology Drive links directly with Nicklin Way, connecting the complex with Caloundra to the south and Maroochydore to the north.

Mid-way between the two Sunshine Coast hubs, Warana is within the broader Kawana Waters area, which will shortly welcome the Sunshine Coast University Hospital and an allied health hub precinct.

The vendor of 38 Technology Drive, remote area power and energy specialists Eniquest Industries, has outgrown the space and will vacate Warana in March 2017.

CBRE Sunshine Coast associate director Glen Grimish says the long lead-time allowed for a flexible settlement contract.

“Given the current market conditions we envisage the three individual premises may be best be suited to owner occupation, and the opportunity exists to purchase the amalgamated properties in-one-line,” Mr Grimish says.

“There’s also a possibility of interest from astute investors, who would look to re-tenant the premises after Eniquest has vacated. There are a few scenarios being considered by prospective purchasers. It’s an exciting opportunity to get a foothold in such a well located and sought-after light industrial precinct.”

Founder Don Eniquest spent $1.4 million on a vacant block in the burgeoning Sunshine Coast Industrial Park and is seeking approval for a purpose-built construction facility for the provision of cost-effective power production equipment.
